  • All guests are required by Japanese law to fill out a guest registration form upon arrival.
  • Please note that early check-ins and late check-outs are not available.
Breakfast Plan
Maana Kiyomizu: Your breakfast reservation will be automatically set for 8:00 AM at our cafe. However, if you prefer to have breakfast at a different time, please inform our staff by email or during check-in.
Maana Kamo and Maana Kyoto: Your breakfast will be delivered to the house at 8:00 AM. Our staff will ring the doorbell and come in to set up the breakfast.
Payment & Cancellation
Full payment will be taken 14 days before check-in date.
Reservations are fully refundable if canceled at least 14 days before check-in date.
Reservations are non-refundable if canceled or within 14 days before check-in date.
No-Show Policy
Failure to arrive at the property on the booked check-in date will be treated as a no-show and the remainder of the booking will be canceled without refund.
Booking Modifications
Any booking modifications must be requested via email 14 days before check-in date, and are subject to availability and may be applicable to rate variations.
Payment Terms
Prior to check-in, the credit card used to book as well as identification matching the person and name the room was booked under must be sited by our Guest Services team. That person must be present on arrival and must be staying at the property.  Any use of a third-party credit card must be prearranged with the property prior to arrival and written authority to use that third-party card must be provided.
General Rules
Child Policy
Our properties typically have steep stairs, for safety reasons we do not allow children under 6 years old to stay. Any child under the age of 18 must always be accompanied and supervised by an adult during their stay. Please note that we do not provide cribs or cots for infants. If guests wish to bring children despite our policy, a liability waiver will be required.
Noise Policy
As our property is located in a residential area, we kindly request that our guests keep noise levels to a minimum in consideration of our neighbors, especially at night. Please be aware that failure to comply with this policy may result in us asking guests to leave.
Damages & Incidentals
Maana Homes has a minimum charge of $100 to damages incurred to all or part of the property which may affect the potential to re-sell a room upon checkout. It is understood that upon checking into Maana Homes,  you agree to such charges being taken upon checkout in covering such expense.
Personal Items
We do not take responsibility for any loss, damage or destruction to any personal property brought onto these premises. Personal property includes any personal effects and motor vehicles.
Transport & Parking
Bicycles and vehicles must not be brought onto the property and must be stored in the areas designated for parking. Any bicycles or vehicles stored at the front of the property, will be subject to removal.
Data Protection
At Maana Homes, we place a high value on protecting your personal information. We are fully committed to complying with all relevant laws, regulations, and standards related to data privacy. During the reservation process, any personal information you provide to us will be handled with care and recorded on our secure computer systems and centralized database. We will use your personal information solely for the purpose of providing you with the services you requested and facilitating payment and billing associated with your stay at our facility.
